The following documents may be needed for loan approval. I recommend gathering what applies to your situation so we can move through pre-approval, underwriting, and closing as smoothly as possible.

Identification
  • Driver’s license or state-issued photo ID
  • Social Security card, if requested
  • Permanent resident card or visa, if applicable
  • Copy of passport, if requested
Income
  • Most recent 30 days of pay stubs
  • W-2 forms from the last 2 years
  • Most recent 2 years of tax returns, if requested
  • Social Security, pension, disability, or retirement award letters, if applicable
  • Child support or alimony documentation, if using that income
Assets
  • Most recent 2 months of bank statements
  • Retirement or investment account statements, if using those funds
  • Gift letter, if someone is helping with funds
  • Documentation for large deposits, if requested
Self-Employed Borrowers
  • Personal tax returns from the last 2 years
  • Business tax returns from the last 2 years, if applicable
  • Year-to-date profit and loss statement
  • Business bank statements, if requested
  • Business license or CPA letter, if requested
If Purchasing a Home
  • Fully executed purchase contract, once under contract
  • Earnest money deposit documentation
  • Homeowners insurance quote or agent contact information
  • Real estate agent contact information
If Refinancing
  • Current mortgage statement
  • Homeowners insurance declaration page
  • Property tax bill, if requested
  • HOA statement, if applicable
  • Current payoff information, if requested
VA Loans
  • Certificate of Eligibility
  • DD-214, if applicable
  • Statement of Service, if currently active duty
  • VA disability award letter, if applicable
Investment Property / DSCR
  • Lease agreement, if property is rented
  • Current mortgage statement, if refinancing
  • Insurance declaration page
  • Entity documents, if closing in an LLC
  • Operating agreement, if applicable
Miscellaneous
  • Divorce decree or separation agreement
  • Bankruptcy discharge papers
  • Foreclosure or short sale documentation, if applicable
  • Letter of explanation, if requested
