What is a DSCR Loan?
DSCR (Debt Service Coverage Ratio) loans allow you to qualify based on the income the property generates — not your job, W2s, or tax returns. Investors use these loans to grow rental portfolios, refinance cash-flowing properties, or acquire new real estate — all without showing personal income documents.
About DSCR:
DSCR = Net Operating Income ÷ Debt Obligations. Lenders typically want to see a ratio of 1.0–1.25, meaning the property earns enough to cover the mortgage payment (and more).
